“Our mission is to be a builder that promotes creative design
using innovative materials at an affordable price without
compromising quality, craftsmanship, or customer
satisfaction.”

Thank you for considering Capistrano Homes for your upcoming custom home
construction needs.  The owner of Capistrano Homes LLC, Caesar DelPrato, has worked
tirelessly to set himself apart from his competition by offering many extras services and
amenities that a custom home owner should expect when investing in their dream home.
Caesar believes that he has the unique ability to apply his creativity to your custom home
build, elevating the final product to a new level.  The end result of this extra touch
separates your home from homes of similar size and specification, adding value to your
investment.  Best of all, this additional effort comes standard with all of the homes he
builds.

There are many qualities a prospective client is looking for in a builder.  Amongst the most
common are; “do they have the ability to build our style of home?” and “do they have a
reputation that reflects honesty, integrity, and reliability”.  Last but definitely not least is
price.  “Are they affordable compared to the rest and are they financially secure enough
to endure the many years to follow when during the life of my warranties?”  As any wise
consumer knows, there is a difference between cost and value.  Capistrano Homes offers
a superior value to its customers often at the same price and often less than their
competitors, making your choice of Capistrano Homes a sound investment all the way
around.  Capistrano Homes mission statement truly captures their intention and desire to
provide a pleasurable home building experience on all levels. “Our mission is to be a
builder that promotes creative design using innovative materials at an affordable price
without compromising quality, craftsmanship, or customer satisfaction.”

Capistrano Homes is committed to building custom homes one at a time.  Caesar says, “I
have never had the desire to be a high production builder concerned only with volume and
bottom lines.  My goal is to leave a legacy of being known as one of Prescott‘s finest
builders.  That legacy is built one home at a time.”  With a business management degree
from Arizona State University, Caesar utilizes the skills needed to maintain budget and
forecast unforeseen expenditures.  Unfortunately, many talented custom builders
ultimately fail because they lack critical, yet basic, business skills.  Capistrano Homes
knows that the ultimate success of your home build depends on a solid foundation of
accurate and reliable money management throughout the process.  Another one of
Caesar’s qualities is his ability to multi-task, eliminating some of the inherent stresses
that a builder is subjected to simply by the definition of the job at hand.  Each day a
General Contractor must be able to juggle multiple tasks at once, avoiding caving into the
pressures each task presents.  Caesar’s ability to navigate through these obstacles is
what sets him apart from his competition.  The result is added peace of mind and value for
you.

Building a custom home for a client is like navigating a maze.  There are many steps and
bridges to navigate before completing the adventure successfully.  The initial design
phase of any home build is a confluence of ideas, opportunities, desires and resources.  An
integral part of that culmination is the customer’s vision of how they see themselves
living in their home, i.e. what they want their home to look and feel like.  There is usually a
building theme of some sort involved in that initial dream such as: Craftsman, Rustic
Elegance, Adobe or Tuscan to name a few.  Capistrano Homes assists each of its home
buyers during this critical time, insuring that they maximize that connection to their home
for years to come.

After the initial phase comes the design phase of the project.  This is probably the most
important part of the entire project.  Very few clients are able to have their ideas captured
and translated onto building plans exactly as hoped for.  Each and every client has a
design “wish list”.  Far too often their ideas get lost in translation and usually too far into
the construction process to change without great repercussions.  The end result of trying
to correct design flaws later rather than sooner results in costly change orders and delays
in the process.  As important as translating a clients strong idea into a finished product is
nurturing and developing the rough ideas of most of our clients that really aren’t sure of
what they want.  On average, most clients can’t fully imagine the potential finished
product of their ideas.  Most clients have a difficult time explaining their ideas to their
architect.  They are faced with “conceptual design road blocks“.  At no fault of their own,
most clients simply lack experience in this important area.  Clients are usually forced with
making fast decisions after the fact mainly during construction after they “see” the job
coming alive.  Unfortunately this is not an opportune time to catch major design flaws.
The results are costly change orders and usually a compromised end result.  Capistrano
Homes knows that this scenario occurs more often than not and has tailored the perfect
solution.  The answer is a simple one yet untapped with most builders due to a lack of
experience or fear of using advanced tools.  The answer is taking advantage of 3-D
modeling for your home prior to any construction.  The power of 3-D modeling allows for
you to envision your home, inside and out, before you commit to costly construction.
Capistrano Homes is able to show you a preview of what your home can look like:
veneers, roof lines, views, landscape, lighting, furniture, built-ins, driveways and
walkways, flooring, wall treatments, etc. are just a few of the benefits to modeling your
home in 3D.  “Our goal is to work out all of the potential problems and decisions in this
phase before you invest in expensive engineering and working drawings” says Caesar.
The initial costs for this additional value added benefit are pennies compared to costly
construction changes and the cost of peace of mind.  Capistrano Homes is proud to be on
the forefront of this service for our local market here in Prescott.

Of course after the preliminary design phase comes the working drawings and engineering
that brings the design alive, making it a buildable structure.  We encourage each of our
home buyers to work with an experienced architect who assist in developing and or
interpreting the initial design concepts into finished drawings.  Capistrano Homes works
and collaborates with the top architects in the Prescott area providing added value to the
project during the critical design and working drawing phase.

The next step in your home building process is establishing the budget.  The best designs
could not come to life without the establishment of a sound budget.  Having the client
understand the important role that the budget plays is critical. One of the most common
yet important questions a client asks is, “How far will my dollars go.”  A budget needs to
be accurate, realistic, and most of all simple to understand.  The majority of the contracts
Capistrano Homes enters into are “cost plus” contracts.  A “cost plus” contract clients
know ahead of time Capistrano Home’s building fee.  All bids and costs associated with the
build are disclosed and discussed prior to breaking ground.  We encourage our clients to
co-review each individual bid comparing them to other bids and to verify they are correct.
As a result they are directly involved with actual cost analysis of the job and have a
strong understanding of the bids.  Part of a builder’s job is to be up to date and
knowledgeable with regards to market pricing conditions.   Building costs and the resulting
“cost per square foot” changes constantly.  Capistrano Homes keeps a close watch on
these factors and can both protect their customers and reward them as well when cost go
in their favor.  Another value added benefit in choosing Capistrano Homes as your
builder.

Establishing a realistic Time frame is another important step.  Clients want and expect
their home built in a reasonable amount of time.  Most clients are funding their home build
with time sensitive construction loans.  Going over a given time allocation costs money!
Keeping a tight schedule based in reality is the key.  This is achieved by establishing and
maintaining a clear channel of communication between the sub-contractors of the various
trades, building officials, material suppliers and most importantly, the customer.  A
General Contractor acts as a composer of sorts brining all of the various trades together
to form a cohesive orchestra.  Therefore it is important that Capistrano Homes selects and
works with the best tradesmen that are available in the industry in an effort to achieve
that goal.  Capistrano Homes has a long and rewarding history with its tradesman’s.  A
majority of the trades that Capistrano Homes works with have been with them since the
beginning.  All of them are fully aware of the high standards and expectations of quality
and craftsmanship that Capistrano Homes demands.  Capistrano Homes knows that the
end result of working with the same quality tradesmen build after build creates a certain
synergy and jobsite harmony.  This orchestration of the different trades on the jobsite at
the same time is one of our cornerstone strengths.  Each Capistrano Homes Tradesman
has a moral and financial obligation to stay true to their work and maintain a respectable
and professional attitude on the jobsite.  All of these factors come together to provide the
ingredients for a successful and timely build!

A builder that expects to thrive over the years cannot sacrifice quality.  All clients expect
the quality of the home to be maintained at the highest level available to them at their
price point.  At Capistrano Homes no corner is cut and quality is our utmost desire.
Capistrano Homes builds with a passion and desire to not only provides its client with the
best building experience but also the best quality available.

Capistrano Homes desires that their clients building experience is an enjoyable one to
remember.  Capistrano Home’s legacy is being built on the firm foundation of one solid
referral at a time.  “Our future depends on not simply the satisfaction of our clients but the
enthusiastic approval of our clients.”  Positive referrals are nurtured by constant
communication.  Owner, Caesar DelPrato takes pride in its daily communication regimen,
covering every detail ahead of time.  “Bottom line is that clients don’t like surprises and
neither does we” says Caesar.  “By going over every detail and communicating through
the entire build process we eliminate the gray areas with total communication.”

Capistrano Homes builds homes with the environment in mind.  Building green is a choice
these days and a good choice at that.  Caesar says “It is the builder’s responsibility to
inform their clients on green sustainable materials that can be implemented into their
home.”  Capistrano Homes is fully committed to keeping up to date with new innovations
in greener building processes.  Implementing standards controlled and created by the
EPA, LEED, and the USGBC.  The following are some of the products and techniques
Capistrano Homes has installed on previous custom homes:

Heating and Air - High efficiency digitally controlled HVAC systems.  Hydronic radiant
floor heating systems.  These systems are up to 95% efficient and are among the most
luxurious way to condition a home.

Insulation - Capistrano Homes is always using t he latest state of the art
advancements in insulation products, materials and techniques.  Products like closed
spray expanding foam insulation, fully insulated geo-thermal foundations.  Fiber Optima
wall blown insulation insures that wall cavities are certified to the highest R-value.

Site Waste - Waste management is another practice Capistrano Homes implements on
each home site.  Using controlled management framing assists in cutting down on lumber
waste.  Providing accurate lumber and material take offs is the key to minimizing waste.
Recycling waste that is generated during construction also minimizes the trash that ends
up in landfills.

Solar - Solar energy is something that is plentiful in Arizona.  Capistrano Homes
educates their clients on the latest solar product technology available to them.  Showing
their clients how to harness the most prevalent resource, the sun, through passive solar
devices is a win win in all categories.  Photo voltaic panels for electric energy and or solar
panels for hot water generation are the most popular of the options available.  The
ultimate goal being a net zero electric bill each month or storing enough hot water to heat
the home and shower without using any grid power.  Capistrano Homes informs and
directs their clients on making the right decision on high efficient windows, doors,
appliances, water conserving fixtures.  Other, less mainstream green energy solutions are
things like installing rain gutter collection systems for irrigation.  The use of recycled
materials, regenerative energy sources and products are all techniques that give back to
the environment insuring a sustainable future for our children’s children.

Thank you for selecting Capistrano Homes as your potential builder.  We know that you
